Nicole James’s work is centered on a simple premise: the right building changes everything. Rather than covering the market broadly, she has built her practice within a select group of condominium buildings, developing a level of familiarity that goes beyond comps and square footage. At any given moment, she can speak confidently to current availability, pricing trends, and how each downtown building truly lives.

That focus has produced consistent results over time. At Bridges on The Park, where she has represented more than 90 transactions, her track record reflects not just activity, but the most units sold privately, record-setting sales prices, and among the highest number of closed transactions within the building.

A University of Houston graduate, Nicole began her career in Austin real estate in 2007 and was nominated to the Austin Business Journal’s Top 50 Residential Real Estate Agents multiple times. Today, her role is less about volume and more about guidance, helping clients make precise, well-timed decisions within a constantly evolving downtown landscape. For many of her clients, she becomes the point of reference long before a property ever comes to market.

Outside of real estate, Nicole’s life reflects the same level of intention. Time spent on her family’s ranch is centered on a thoughtful approach to animal care, alongside active involvement in the American Cutting Horse Association circuit, where she continues to show and train.
